Based on the struggling economy of the past 3 years many homeowners have been forced get rid of their property through a short sale. As people rebuild their credit and improve their incomes they are starting to get the itch to buy a home again. Here are the general guidelines for qualifying for a conventional mortgage following a short sale.

Be Patient
The first thing to understand is that time heals all wounds, even credit problems. Most lenders will require the people wait a minimum of two years up to a maximum of four years following the short sale of their home. Lenders require this passage of time to give people a chance to re-establish their credit and also improve their financial habits that will lead to better budgeting and better saving principles.

Get a Good Down Payment
For people that can save up a 20% down payment they will only have to wait the minimum two years. In addition, if these people faced extraordinary circumstances that forced them into the short sale, they may also be given a little leniency and only have to wait the two years.

For people who were simply victims of bad planning and wrong decisions, they will have to wait the longer period. Also, people that only have a 10% down payment will have to wait for the four years.

Take the Time to Reestablish
During the waiting period it is a good idea to really invest in your financial knowledge. Read up on how credit works and develop good spending habits. This is the time where the old adage “pay yourself first” will really come in handy. Putting away a little in savings each time you get paid will go a long ways towards building up your down payment as well as developing an emergency fund that can help you out when an emergency arises.

Habitat for Humanity of Waukesha County Announces New Build Plans

 
 

Waukesha, Wis. (April 23, 2012) – The Habitat for Humanity of Waukesha County is pleased to announce that build plans are in progress for their next two family home. The new home will be located right next door to the most recently completed home at 317 & 319 Bethesda Court, Waukesha, WI 53186.

The new build is sponsored in part by Thrivent Builds Homes and was designed by Mattes Architects & Designers, LLC.

The organization is currently seeking volunteers and crew chiefs for the upcoming build schedule. Habitat for Humanity of Waukesha County utilizes a volunteer management system, Volunteer Up, to coordinate volunteers and their specific abilities with build needs. Interested volunteers can register through Volunteer Up on their website at www.hfhwaukesha.org.

The organization celebrated the completion of the most recent build with an Open House and Blessing Ceremony on March 24th. A number of volunteers, community members, and local government officials attended the event. Attendees were able to explore the homes and talk with the families who would soon inhabit them.

Habitat for Humanity of Waukesha County works in partnership with God, his people, and partner families to enrich our community by building and renovating simple, decent, affordable housing to assist families of limited means achieve home ownership.

The RE/MAX total of 751,088 closed transaction sides in the U.S. is 26 percent higher than the closest competitor (Coldwell Banker, at 596,268) and more than double Century 21 (372,682). Keller Williams and Prudential chose not to provide their sales statistics, which surely wouldn’t have come close to the RE/MAX figure. 

Another thing missing from this year’s report, due to competitor reluctance: Average sides per agent. (The RE/MAX U.S. per-agent average of 14.2 actually increased last year, from the 2010 mark of 13.1).

Does Birth Order Affect Your Credit Score?

Siblings – can’t live with them and can’t live without them. Chances are you have at least one sibling, maybe a handful of them. Depending on your birth order in the family, you have had to deal with certain circumstances in your life. For example, if you were the eldest child, you were most likely harder on yourself to please your parents and always expected to be mature and responsible. Or if you were the youngest sibling, you perhaps received more attention from your family members and got away with many of your mischievous ways. If you are an only child, do not think that that didn’t affect you!
Birth order plays a huge part in the makeup of our personalities and traits. So it should be no surprise that it can affect your credit score and how you handle finances, as well.

The Oldest Child

Usually the oldest child has the most responsibility among the rest of his siblings. They are most likely to be in control of their lives and organized. Therefore, when it comes to finances, they are more likely to be in a financially stable place. They pay bills on time, keep steady jobs, and make wiser financial decisions. Older children will tend to have higher credit scores because they have handled their finances better – meaning no late payments or filing for bankruptcy.
Among eldest children, there is also a drive to be perfect and to be seen as the best. This can also lead to some downfall in the finance area, though. They may be more likely to pressure themselves into unrealistic financial goals. They may also overwork themselves to be seen as prominent and dependable.

The Middle Child

Not the oldest, but still not the youngest. The middle child can tend to have the best of both personalities, since they, in a sense, play the “authority” to their younger sibling(s), yet are under the control of their eldest sibling. As the middle child, you were raised to solve your own problems and to come up with inventive ideas to survive amongst your siblings.
Some middle children are natural savers and are more likely to have more money stashed away. Other middle children approach their finances like a balancing act. They look like they have it all under control, but in reality, their finances are a secret mess. However, since they are problem solvers, the middle child deals with this mess by paying off credit card debts with another credit card or by taking loans from family or friends. Even though they are not financially stable, they appear to be when it comes to their credit score.

The Youngest Child

As the youngest child, you were most likely spoiled by your parents and hated by your siblings. Or, you heard this mantra day after day, “Why can’t you be more like your sister/brother?” No matter how you were brought up, chances are you were held less accountable for your actions. This means that when it comes to your finances, you are in a hole.
You most likely have debt because you were trying to prove yourself to your family and loved ones or perhaps buy your parents’ love. The credit score of younger siblings tends to be lower, because younger siblings are more likely to forget to make payments on bills and accumulate more debt.

The Only Child

Just because you do not have siblings does not mean you are exempt from your birth order affecting your financial personality. Only children definitely are more spoiled in the long run. They do not have to share the love of their parents with any competitors. So when it comes to their finances, they are more likely to be risk takers. They feel competent with their abilities, and they are not afraid to spread their wings. Because of this quality, only children will either be highly successful and horribly unsuccessful. It depends on the risks they take.
While many people tend to have similar financial traits as those who are in the same birth order as them, not everyone will fit into this mold. There are many older siblings who are bankrupt and irresponsible, as well as many younger siblings who are successful and frugal.

The Magic of Wisconsin Lakes - The Ranking of Wisconsin Lakes

There are many reasons people fall in love with Wisconsin lakes. Spectacular sunrises and sunsets, good fishing, a tour of the water in a favorite boat, a beautiful backdrop to enjoy scenery and explore nature, a place to reflect or just get away from it all. With more than 15,000 Wisconsin lakes, there are many types and sizes of lakes all with their own unique character and natural assets.

Ranking the Lakes in Wisconsin

The clearest lakes aren’t necessarily the healthiest.  An extremely clear lake may lack the plant life needed to support a robust fishery. Ecologically balanced lakes are more important: those with a healthy mix of native plants, forested shores, minimum runoff coming into them, a good fishery and diverse wildlife. 
Dodge County’s Fox Lake is the most challenged lake in the state, because of  its high phosphorus level and poor native plant community. Farms with 400 and 500 dairy cows dot its watershed and industrial waste is being spread in its backyard. The lake underwent a restoration that held for a while, but it has relapsed.

Wisconsin’s Top Ten Fishing Spots Wisconsin ranks No. 2 nationally in the number of days of fishing by nonresidents and the number of nonresident anglers – nearly 400,000. Only Florida ranks higher – and it has an ocean! Some 1.4 million licensed anglers fished Wisconsin waters in 2010, catching an estimated 88 million fish. The most frequently caught were: panfish, bass, walleye, northern pike, trout, catfish and muskie. In all, 165 species are found in the state.

2. Lake Winnebago, Oshkosh: Wisconsin’s largest lake is known nationwide for its tremendous walleye fishery and winter sturgeon spearing season.

Are you in the DOG house?

Does your listing smell like D-O-G? If so, it may be the reason it hasn’t sold.


I recently stopped into an Open House to check out a home that’s been on the market for nearly a year.
It has gone through numerous price reductions and at least 2 Realtors that I’m aware of. When I walked in the door, I was assaulted by an overpowering “sting” of chemical cover-up which, in my case, means an instant headache, watery eyes and a frantic urge to get out as fast as possible.

Not to mention the intense annoyance of having to breathe toxic air because someone is trying to hide s-t-i-n-k!! GACK!

What I discovered during my “tour” was a wall full of dog leashes, pet food bowls and a “turtle room” – an entire bedroom being used to house turtle aquariums and heat lamps. Hello? What part of getting a house ready to sell doesn’t this agent understand?

The “apple pie”candles, sickeningly sweet incense and “gag-me” air fresheners were obviously being used to try to cover up dog odor and pet stink.

My personal reaction? What else are they trying to hide?
Sadly, this house will probably still be on the market in a year from now.
What would I do? The first thing I’d do is tell the sellers the truth.

The dog odor and turtle room have to GO. No one is going to buy a bedroom they can’t see and no one is going to buy a house that smells like a kennel…unless the price is so compelling that they can afford to do what the sellers need to do:

1. Replace all carpet (steam cleaning actually brings the dog smell up to the surface and makes it more intense)
2. Have the duct work professionally cleaned and ozone treated
3. Clean all cupboards inside and out
4. Paint all wall surfaces
5. If tile is present, have it professionally cleaned

Moral of the story? Buyers want to see and smell clean. They don’t want to see a zoo or smell “Eau de dog cover-up.” Never try to disguise pet odor with chemical deodorizers. Give the house a bath and make sure it scrubs behind it’s ears!
