Calling all Leapers and Leaplings




Why TAKE A LEAP?
Leap years are added to the calendar to keep it working properly. The 365 days of the annual calendar are meant to match up with the solar year. A solar year is the time it takes the Earth to complete its orbit around the Sun — about one year. But the actual time it takes for the Earth to travel around the Sun is in fact a little longer than that—about 365 ¼ days (365 days, 5 hours, 48 minutes, and 46 seconds, to be precise). So the calendar and the solar year don't completely match—the calendar year is a touch shorter than the solar year.

It may not seem like much of a difference, but after a few years those extra quarter days in the solar year begin to add up. After four years, for example, the four extra quarter days would make the calendar fall behind the solar year by about a day. Over the course of a century, the difference between the solar year and the calendar year would become 25 days! Instead of summer beginning in June, for example, it wouldn't start until nearly a month later, in July. 

WHO TOOK THE FIRST LEAP?

The Egyptians were the first to come up with the idea of adding a leap day once every four years to keep the calendar in sync with the solar year. Later, the Romans adopted this solution for their calendar, and they became the first to designate February 29 as the leap day.
  
LEAP DAY FUN FACTS

*  Persons born on leap day, February 29, are called "leaplings" or "leapers."

* According to the Guinness Book of Records, the only verified example of a family producing three consecutive generations born on February 29 is that of the Keogh family.
Peter Anthony was born in 1940, his son Peter Eric in 1964 and Peter's daughter Bethany Wealth in 1996. 

* NEXT LEAP DAY - MONDAY, FEBRURAY 29th - 2016

Every year that is divisible by four is a leap year. 

*  The US Presidential elections are held during Leap Years

*  Every February 29th, NO MAN IS SAFE, it’s okay for a woman to buck convention and propose marriage to the man of her choice. If the man refuses, he then is obligated to give the woman money or buy her a dress. In upper-class societies in Europe, if the man refuses marriage, he then must purchase 12 pairs of gloves for the woman, suggesting that the gloves are to hide the woman's embarrassment of not having an engagement ring.

Easy Do-It-Yourself Kitchen Upgrades


Considered to be the heart of the home, the kitchen is where your family likely spends the most time, and, it's one of the most important rooms to potential home buyers. Therefore, it's worth investing in some upgrades in this space. Experts say even a minor kitchen facelift can earn you back more than 80% of the cost. Leslie Grete, the star of TLC's While You Were Out and Trading Spaces, offered the following easy kitchen upgrades that, together, cost less than $1,000!

Add a Fresh Coat of Paint
"This is probably the easiest and most affordable project you can take on as a homeowner to deliver the biggest bang for the buck," says Segrete. "For $40 a gallon you can buy a really good quality paint, and all you need is a couple of hours or a weekend and you can really transform your space."
 
Refinish Your Cabinets
"If you're unhappy with your cabinets, you're going to be unhappy with your kitchen," says Segrete, who upgraded her own cabinets when she bought her home eight years ago. "The cabinets were looking a little worse for the wear so we cleaned them, lightly sanded them, re-stained them and they still look good today." Do this yourself and save over $500.

If your cabinets are still structurally sound, spruce them up with paint, or by resurfacing, which typically saves you 50% over what replacing the cabinets would cost.

Another quick fix is to update your faucet fixtures and door handles. "For a couple of hundred dollars cosmetic changes are super easy do-it-yourself projects that can completely change the look of your kitchen. Head over to your home center, grab a simple guide, which slides right on the cabinet's door-front. You'll know exactly where to drill and never make a mistake," says Segrete.
 
Glam Up Your Lighting
 New ceiling lights and chandeliers can go a long way and add that "wow" factor to an otherwise dull room. Segrete suggests installing a pendant light, which doesn't require the help of an electrician and can cost less than $50. "It screws right into the socket where the light bulb would go, then a canopy slides up and covers the high hat fixture. For a little money and no electrician you can change the look of your space." For an even more dramatic look, a chandelier sometimes does the trick. Ikea has trendy pieces for less than $50.
 
Beautify Your Backsplash

Retiling your backsplash on your own can cost as little as $140 and "it doesn't have to be difficult," says Segrete. One of her favorite products for DIYers is the Bondera Tile Mat Set. "It's basically a super sticky contact adhesive that you put right on your existing backsplash. Tile directly to the Bondera, grout the same day, and you are done with that project." A whole roll of Bondera costs about $40.
 
Opt for Laminate Countertops


Changing your countertops can seem like a daunting process, but Segrete says, not so. "If you're looking for something affordable that you can do yourself, think about laminate. It costs $10 to $40 per square foot about four times less than quartz or granite," she says. Your local home improvement store may be able to cut the laminate to the exact size you need for even added convenience.

You may believe that selling your home is impossible in today’s market. You may feel powerless to the process. What could YOU possibly do to turn this housing market around? There is no doubt that today’s real estate market is extremely difficult to navigate. However, we want you to know that thousands of homes sold yesterday, thousands will sell today and thousands will sell each and every day from now until the end of the year.
It is totally within your power to guarantee that your house will sell even in the current market.
“How?”, you ask. Let’s look at the simplicity of the famous Serenity Prayer and apply it to selling a home in today’s real estate market.
“Grant me the serenity to accept the things I cannot change; courage to change the things I can; and wisdom to know the difference.”

Accept the things you cannot change

The two main reasons that the housing prices have softened:
  1. the current economy
  2. the inventory of distressed properties (foreclosures and short sales)
As an individual homeowner there is no way for you to impact either of those two situations. The best think-tanks in the country are struggling to discover solutions.

Have the courage to change the things you can

There is not a vacuum of buyers in the market. There is a vacuum of homes a buyer in today’s market will purchase. Let us explain: could you sell your home today for $1? … $1,000 … $10,000? Of course you could. There are plenty of buyers in the market for a home they consider priced correctly. You have to decide what the correct price is for your home if you truly want to sell. If you want your house sold, you must list it at a price a buyer will pay for it. Not a buyer from 2006 but today’s buyer who has plenty of homes from which to choose.
It will take courage to sit with a real estate professional and honestly decipher the true value of your home. If you want to sell, you must have that courage.

The wisdom to know the difference

We all realize that the economic situation will take some time to correct. If we want to wait for prices to return to 2006 levels, we will probably have to wait for 5-7 years.
Look at the reason you decided to sell in the first place and decide whether the extra money you would get from the sale is worth that wait. Is money more important than being with family? Is money more important than your health? Is money more important than having the freedom to go on with your life the way you think you should?
This is where your wisdom must kick in. You already know the answers to the questions we just asked. You have the power to take back control of the situation by pricing your home to guarantee it sells. The time has come for you and your family to move on and start living the life you desire. That is what is truly important.
