Wisconsin leads the nation in the number of on-farm bio-energy technology installations which converts animal waste to "green energy."

Wisconsin leads the country in the number of cheese plants (136), and Wisconsin is No. 1 in overall cheese production. The state's cheesemakers produce more than 2.4 billion pounds of cheese annually, 26% of the nation's total.The state is home to more than 1,200 licensed cheesemakers and is the only state with a Master Cheesemaker®Program, a sign that cheesemakers are committed to reinvesting in expertise.Thanks to the University of Wisconsin System, our state is also home to some of the country's top dairy scientists, researchers and technology experts.

Nagawicka Lake in Waukesha County - Lisa Bears favorite lake

If you were to ask me what my favorite lake is in Waukesha County I would tell you, without giving it a second thought, it’s NAGAWICKA LAKE. 

Nagawicka Lake lies within the boundaries of the City of Delafield and the Village of Nashotah in Waukesha County. Nagawicka Lake is located close to a major express way (I94)and other major roads (Hwy 16, HWY 83, HWY 67) so it is not difficult to travel to Lake Nagawicka.

Nagawicka means "there is sand”, the reason this name was chosen can still be seen in the excellent swimming areas on Nagawicka Lake today. There are sandbars to the west of St. John's Island and along the western shoreline of the lake that make for great swimming spots. It a common sight all summer long to see boat tie ups at the sandbar locations with splashing kids, floating sun bathers and happy relaxed lake enthusiasts.

Nagawicka Lake is a 917 acre lake located in Waukesha County. It has a maximum depth of 90 feet. Nagawicka Lake is two and one-quarter miles long (North to South) and three quarters mile across (East to West). The total shoreline is five and one quarter miles around. The Bark River flows into the lake on it northwestern shore and continue to add sand to the swimming areas. The beautiful habitat found on the northern portion of Nagawicka Lake host flocks of aquatic fowl for a bird water’s paradise.

The expanses of open water beckon lovers of all water sports to find the elbow room they need to enjoy the summer on Nagawicka Lake. 

There are many water sports on Lake Nagawicka including canoeing, water skiing, swimming,boating of various types and sailing. The Nagawicka Yacht Club is a very friendly volunteer sailing club that hosts  many activities including a number of sailing regattas during the summer. 

Nagawaukee Park on Hwy 83, extends right up to the shore of Lake Nagawicka. The park has 416 acres and is heavily wooded. It has the only public boat launch for the lake and limits the number of boat trailers that can park there. Nagawaukee Park also offers a nice swimming beach with life guards during the summer for swimming, picnic areas, trails, playing fields and a campground area. City of Delafield and Village of Nashotah residents have resident rights to use a boat launch near the downtown area of Delafield, it is not available to the public at all!

Anglers will find Nagawicka Lake offers great fishing. Common species include bass, northern, bluegill, crappie, perch, and walleye.

Nagawicka Lake Restraunts
The famous Weissgerber Seven Seas Restaurant, one of suburban Milwaukee's most outstanding lakeside restaurants is located on Lake Nagawicka and can be visited by land or water.  It is the lone public establishment on the lake. Fishbone’s Cajun & Creole Restaurant is almost on the lake, but has no public lake access.

A comparative market analysis and an appraisal are the standard methods for determining a home's value.
 

Your real estate agent will be able to provide a comparative market analysis, an informal estimate of value based on comparable sales in the neighborhood. Be sure you get listing prices of current homes on the market as well as those that have sold.  

You also can research this yourself by checking on recent sales in public records. Be sure that you are researching properties that are similar in size, construction and location. This information is not only available at your local recorder's or assessor's office but also through private companies and on the Internet.
An appraisal, which generally costs $200 to $300 to perform, is a certified appraiser's opinion of the value of a home at any given time. Appraisers review numerous factors including recent comparable sales, location, square footage and construction quality.



What are the differences between market value and appraised value?

The appraised value of a house is a certified appraiser's opinion of the worth of a home at a given point in time. Lenders require appraisals as part of the loan application process; fees range from $200 to $300.

Market value is what price the house will bring at a given point in time. A comparative market analysis is an informal estimate of market value, based on sales of comparable properties, performed by a real estate agent or broker. Either an appraisal or a comparative market analysis is the most accurate way to determine what your home is worth.

 In our next part of our series  "Lisa Bear, How do I find the right real estate agent in Wisconsin? Series (#2 of 6)" the topic will be selecting the right real estate agent in Wisconsin and Waukesha County to help you buy a home. This is not as easy as Googling Finding a real estate agent in Wisconsin .

 When you are ready to buy a home or property there are many areas of concern that you may want to address and make sure are covered before and during the home buying process.

Your first plan of attack would be to have the Waukesha County real estate agent recommend a number of qualified lenders that will start an application and get you pre-approved for a property. By being pre-approved you know what you qualify for in terms of mortgage, what program will be best suited for you in correlation to your down payment and needs. Being pre-qualified also takes out a lot of guess work and gives the listing broker and the seller peace of mind knowing you are a qualified buyer and have taken the first and very important step of buying a home.

The next question you will want to ask is what experience they have, how long they have been selling real estate, and what separates their team from the others. With the appropriate team or individual Wisconsin Real Estate and  Waukesha County real estate agent time management is crucial. You are on a schedule and it takes a experienced agent to be on the same page that you are on to make it all fit time wise.

One of the biggest arms of confidence you can have is to ask if the agent you are interviewing can be your buyer agent. They should explain the benefits of a buyer agency to you, but in a nut shell you want to make sure that someone is working in your best interest. Ask for recommendations and testimonials, and if possible, phone numbers for those you obtain.

Please take note of the next recommendation and question; make sure the agent fully explains the home buying process, what to expect, the timing and semantics of an offer, and in short you are totally comfortable in the home buying process and that you understand it If you don't ask the necessary questions until you get the right answer.

Never forget that you are in the driver seat and when you work with someone to buy a home, and that you demand and require certain criteria in what you want in terms of the home you want, your timing to purchase the home, and make sure they know your concerns and interests in your approach to buying that Waukesha County home and that you understand the Waukesha County real estate market.

  How do I find the right real estate agent in Wisconsin? Series (#1 of 6) 

The topic today in Lisa Bear, How do I find the right real estate agent in  Wisconsin? Series (#1 of 6) is finding the right agent to list your home. There are many real estate agents that are all too ready to list your home. There are a number of thoughts you need to entertain when hiring the right one. The first that comes to mind is the number of years they have been actively selling real estate, and do they sell or have they sold enough real estate to have gained lots of experience. 

The question is to ask them specific questions. I have put together a report entitled "The 19 Questions you must ask a real estate agent BEFORE you list your home". In this report are very specific questions that are to be asked to narrow the selection very fast. This saves lots of possible headaches down the road and lends for a great talk.
The next question would be is to ask and to also see a copy of their action plan and market plan that they use to get your property to the closing table. Not just an offer, but to the closing table. Make no bones about it; good agents receive many offers on a property and the offer that rolls towards a successful closing has work/terms/conditions and deadlines that ALL need to be addressed before a closing is set and the papers are set for that special day.

Never be afraid to ask for references and if possible phone numbers to call the references. 
Since most successful real estate agents plan on building their business the path to a closing, and the follow up after the closing can often set a tone for future business. Granted, this Industry we know as real estate has some road blocks and every so often there are disgruntle people that we should have not worked with in the first place.  So out of fairness remember this is a full time job that requires readily available service.
In addition, do not hesitate to ask about references from cooperating brokers and agents. I have written about it before, and I will say it again, I have the sheer luxury of working with some of the best people in Wisconsin Real Estate, specifically Waukesha County Real Estate. 

 As one of the  Waukesha County real estate agents in this County I can tell you that I have friends and fellow colleagues in my business that I thank everyday. Stay away from brokers that condemn others or like to hear themselves talk; if the people you are about to hire don't have a great and friendly disposition to them what is your journey going to bring you to get to the closing table.
