How Much Is Your Home Really Worth?

If you’re thinking of selling your home, you may be fantasizing about the profit you’ll reap from the sale or calculating exactly how much you’ll need to pay off your current mortgage and have enough left over for a down payment on the next house.
 
Before your fantasies run amok you need to realize that, while you can estimate the value of your home in a variety of ways, the true value is only what a buyer will pay for it. That said, there are several ways to get a strong idea of how much a buyer will pay for the property in current market conditions.
 
 
What Your Home Isn’t Worth
Many homeowners find it confusing that there are various numbers floating around that indicate their home value. Here are a few:
  • Property tax assessment. Each jurisdiction uses a formula to establish home values for a tax assessment, but this price rarely correlates with the market value of your home. Your tax assessment can be higher or lower than the current market value.

  • Homeowners insurance value. Insurance estimates are based on the cost of replacing your home without the land, so this value is skewed compared to market value.

  • Mortgage balance. Your mortgage balance simply reflects your home loan. The difference between your loan payoff and the market value of your home is your equity.

  • Neighbor’s home value. Even if your neighbor’s home is similar to yours, it’s not likely to be identical. A REALTOR® can help you evaluate your home’s worth in the context of other nearby properties.

  • Cost when you purchased the home. Regardless of how long ago you purchased your property, the value can have gone up or down.

  • Desired value. You can always try to put your home on the market for your desired price, but if you’ve over- or under-priced it, you’re shortchanging yourself. because you’re either selling too low or your house could sit on the market and eventually sell for less than if you priced it correctly in the beginning.


Comparative Market Analysis
 
A REALTOR® can do a comparative market analysis with recent market data to help you estimate your home value. When you sell your home, an appraisal will be required by the buyers’ lender, so keep in mind that your home has to appraise for the selling price or, depending on how your contract is written, you’ll have to renegotiate the sale or the buyers will need to come up with extra cash.
A CMA is both an art and a science. While it’s based on data, it also requires local market knowledge and intuition about which homes to compare and how to interpret the prices. Most realtors will look for recent sales of homes that are similar to yours, preferably within the past two or three months, up to about six months. In addition, a realtor can look at other homes currently on the market and homes that didn’t sell that were taken off the market to compare values.
 
The comparison of your home with others should include not only the size and the number of bedrooms and baths, but also the condition of your home, the neighborhood and the proximity to amenities. If you do not understand the comparisons a realtor is making, ask to see some of the homes currently on the market or look online at photos of the properties.
 
While it may be tempting to list your home with the realtor who tells you it can sell at the highest price, a smarter way to sell your home is to price it as accurately as possible from the beginning. Studies show that an overpriced home that lingers on the market will end up selling for less than the estimated correct price.

 The Potawatomi Indians relinquished their claim to lands in southeastern Wisconsin at the Treaty of Chicago in 1833, and were deported in 1838.  Surveyors from the U.S. General Land Office measured the region according to the Northwest Ordinance of 1787, establishing the boundaries of future 6x6 square mile towns.  One of the future towns surveyed in 1836 was Town 6 North Range 21 East which later became Greenfield.  A few pioneers had arrived there a year earlier, including William Strothmann, the first permanent German resident in Milwaukee County, who settled on land southwest of present 43rd and Oklahoma Avenue.

Buying a home for the holidays: 5 tips

The year-end holiday season is a good time for exchanging gifts, entertaining and general merriment. But what about buying a house? Should you try to squeeze that in before New Year's, too?
If you're not picky about the home you intend to buy, the answer might be yes.
Sellers tend to avoid the end of the year due to the short days, wintry weather and conventional wisdom that says buyers are otherwise occupied, says Tim Deihl, associate broker at Gibson Sotheby's International Realty in Boston. But those who do choose to sell at year-end are often under pressure and highly motivated to cut a deal.
"A seller who's looking to move a piece of real estate during the holidays is a seller who needs to sell, because nobody in their right mind would pick that as the most convenient time to list their property," Deihl says.
And that's why the year-end might be a smart time to buy: Determined house-hunters can take advantage of sellers' urgency.
Here are five things to remember when shopping for a home over the holidays.

Fewer homes for sale

The biggest downside is the limited supply of for-sale homes, which occurs mainly because sellers are so uninterested.
"You won't have tons of inventory to pick through," Deihl warns.
Downside: Fewer homes for sale (© fStop/Getty Images)If you can't find a home you like, you might be able to tap into homes that aren't on the market, says Ken Pozek, a real estate agent at Keller Williams Realty in Northville, Mich.
One strategy is to research what brokers call "old expires," which refers to homes that were for sale several years ago but weren't sold at that time.
Another approach is for the broker to send letters to homeowners in your preferred neighborhood, trawling for someone who's willing to sell a home that meets your criteria.
A third technique is to call brokers who sell a lot of homes in your target area and ask them about homes that aren't yet listed, but are being prepped for sale and are "coming soon."
"If they make the right calls to the right agents, they will trip over those deals," Pozek says.


Winter clearance prices

Less competition from other buyers during the holiday season might mean you'll be able to negotiate a favorable price for a home you want to purchase.

"Those properties oftentimes are priced to sell," Deihl says. "It could be an opportunity to sacrifice a little bit of time during an otherwise very busy time of the year to get a better investment opportunity."
Still, with fewer homes from which to choose, you might have to lower expectations.
"If a house comes up that works for you, it should be a pleasant surprise. I wouldn't set a realistic expectation of finding your dream home during that period," Deihl adds.


Look out for seasonally obscured defects

One pitfall in year-end house shopping is that homes in cold-weather states might have defects hidden by snow, only to be discovered by thaw in spring. That should be a concern for buyers in, say, the Northeast in December, January and early February, Deihl suggests.

Photographs of the home taken earlier in the year and a home inspection can help mitigate some of the risk that a home might be listed in the snowy season to hide its faults.



Who's working . . . and who's not?

It's not just sellers and buyers who like to take time off from work in November and December. Real estate professionals from Realtors to mortgage brokers have friends and family, too.

Either way, it's a good idea to ask your agent what his or her plans are so you won't be caught off guard or left hanging if your calls or emails suddenly aren't answered as quickly as you'd expected.
Individual mortgage brokers also might take some time off at the end of the year. But it would be unusual for a mortgage company or bank to be closed any normal business day other than Thanksgiving, the day after Thanksgiving, Christmas Day and New Year's Day, according to Julie Miller, branch manager at Broadview Mortgage in Tustin, Calif.
"I don't know of any mortgage company or bank that closes for longer than the typical holidays," she says.


Get a head start on the holidays

Buyers can ease into year-end home shopping by completing holiday tasks ahead of time.

If you're a serious buyer, you needn't be shy about intruding into sellers' homes at a time normally reserved for family and friends. If a home is for sale, presumably the owners want sincerely interested buyers to see it.
"If a seller is willing to put their house on the market during the holiday season, they really want buyers to come in," Pozek says. "If there is a for-sale sign, it's a welcome sign."

Home Sales Up 24.2% in November
November sales of existing homes in the 4-county Metropolitan Milwaukee housing market were up 24.2% compared to November 2011. 1,202 homes sold vs. 968 in November 2011.

For the year, sales are up 25.7% compared to 2011 (14,937 vs. 11,881), and up 29.4% in contrast to 2010 (11,539), as buyers take advantage of historically low interest rates and low prices, although availability is limited.

At the end of the 3rd quarter, the GMAR predicted that year-end sales would top 15,000 units. With the strong fall market 15,000 units is all but assured, and 16,000 is very possible. The last time the Milwaukee market sold more than 16,000 units in a year was 2007, the beginning of the real estate recession.

GMAR brokers are excited to finish the year on a strong note, and hopes are high that the federal government will avert any dramatic shock to the economy or financial markets by avoiding the “fiscal cliff.” Lenders are still very shy about making mortgage loans, even to home buyers with good credit; and any shock to the credit markets will lengthen an already long housing recovery.
